We are less than 15 minutes drive from the A38 Exeter/Plymouth dual carriageway, and about 25 minutes from Exeter.

Coming from London, go past Exeter on the M5 and  take the A38 road to Plymouth.

About 10 miles after Exeter take the turnoff to Newton Abbot and Bovey Tracey (A382). Follow the signs to Bovey Tracey.

About 1.3 miles down the road you reach the first roundabout at Bovey. Go straight over and follow the signs for Moretonhampstead/Lustleigh. This puts you on the ringroad. After 0.8 of a mile you come to another roundabout, take the first exit to Manaton and Widdecombe (B3387).

A few hundreds yards further on, bear right as the road forks, following the signs to Manaton and Becky Falls. The road is very narrow at times but keep on going for 1.5 miles exactly (from the last roundabout) and then at the bottom of a hill, turn right down a side road with a small signpost reading Lustleigh.

Go along this single track road for 0.8 of a mile. Steep hill, narrow road.

Cross a stone bridge.

Ivy Cottage 100 yards on the right.

There is ample parking in the garden through the five bar gate.
